You Only Get One Chance to Make a First Impression!
When it comes to selling your home, the first few days on the market can be some of the most important.
Why? Because when a new listing hits the market, it has something that every seller wants: the attention of buyers who have been waiting for the right property.
These buyers are already searching, watching new listings and comparing available homes. When your property appears, they're evaluating it against everything else they've seen.
And they're making decisions quickly.
The Danger of "Let's Just Try This Price"
One of the most common conversations I have with sellers involves pricing.
It's understandable to want to start high. After all, everyone wants to maximize the return on their investment.
But here's what sellers need to understand: The market doesn't determine value based on what we hope to receive. Buyers determine what they're willing to pay based on the alternatives available to them.
When a home enters the market priced above its competition, qualified buyers may simply pass it by.
As the weeks go on, the initial excitement fades. The listing accumulates days on market, and buyers begin asking questions.
Why hasn't it sold? Is something wrong with it? Will the seller take less?
Eventually, a price reduction may become necessary—but by then, we've lost some of that valuable initial exposure.
Price and Presentation Work Together
Pricing isn't the only factor.
Professional photography, a clean and inviting interior, thoughtful staging and a well-executed marketing strategy all contribute to how buyers perceive your home.
A beautifully presented home that's overpriced can still sit on the market.
And a competitively priced home that shows poorly may not attract the interest it deserves.
The goal is to get both right from the beginning.
Today's Buyers Have Choices
Here in Naples and Foxfire Golf & Country Club, buyers have access to more information than ever before. They can compare properties, review photos, evaluate improvements and study asking prices before ever scheduling a showing.
They're paying attention to condition, location, floor plans, updates, views and the overall value a property offers.
That's why I spend so much time studying the competition and helping sellers understand exactly where their property fits in the current market.
After 23 years in real estate, including 13 years specializing in Foxfire, I've learned that a strong launch strategy is far more effective than simply putting a home on the market and hoping for the best.
My Advice to Sellers
Don't waste your home's strongest opportunity to make an impression by testing a price the market doesn't support.
Instead, let's develop a strategy that attracts serious buyers, encourages showings and puts you in the strongest possible negotiating position.
The objective isn't simply to list your home at the highest price. It's to sell your home for the best price the market will support, with the most favorable terms possible.

If you're considering selling, I'd welcome the opportunity to show you how I evaluate pricing, competition and presentation before bringing a property to market.
Because a successful sale doesn't begin with a price tag. It begins with a strategy.
