The Price Is Only Part of the Offer
Why the terms of your offer can matter just as much as the price.
When buyers find a home they love, their first question is often, "How much should we offer?"
It's an important question, but it's only part of the equation.
A successful real estate offer isn't simply about the price. It's about presenting an offer that is financially sound, thoughtfully structured, and capable of getting to the closing table.
I've seen situations where the highest offer wasn't necessarily the strongest offer. Why? Because sellers consider much more than the number on the first page of the contract.
Financing Matters More Than You Think
Are you paying cash or obtaining financing? If financing, what type of loan are you using, and has your lender reviewed your financial qualifications?
Even buyers presenting cash offers need to understand where their funds are coming from. Money tied up in investments, the sale of another property, or a home equity line of credit may not be immediately accessible.
A seller wants confidence that the buyer can actually complete the purchase within the agreed-upon timeframe.
An offer is only as strong as the buyer's ability to perform.
The Importance of Contract Terms
The purchase price may grab the headlines, but the details within the contract can make or break a transaction.
Consider these important components:
Earnest Money Deposits: The amount and timing of deposits can demonstrate a buyer's commitment.
Inspection Periods: Buyers need sufficient time to evaluate the property's condition while understanding their contractual rights and deadlines.
Closing Dates: A closing timeline that accommodates the seller's needs can sometimes make an offer more attractive.
Contingencies: Financing, appraisal, sale-of-property and other contingencies can affect the seller's confidence in the transaction.
Included Items: Furniture, appliances and other personal property should be clearly addressed so there are no misunderstandings later.
Each of these terms carries significance, and they should work together to create an offer that makes sense for both parties.
The Highest Offer Doesn't Always Win
Imagine a seller receives two offers.
One buyer offers more money but has uncertain financing, multiple contingencies and a closing date that may be difficult to meet.
Another buyer offers slightly less but has verified funds, reasonable terms and a clear path to closing.
Which offer would you choose?
For many sellers, certainty and a smoother transaction can be worth more than a higher price accompanied by unnecessary risk.
Preparation Creates a Competitive Advantage
One of the most valuable things a buyer can do is have a meaningful conversation with their Realtor before submitting an offer.
What are the seller's priorities? What does the current market suggest about the property's value? Are there competing offers? What terms can we reasonably propose without compromising the buyer's protection?
These conversations help shape a strategy rather than simply filling in the blanks on a contract.
And those blanks matter!
An overlooked deadline, an incorrectly completed contingency, or unclear language can create complications that might have been avoided with careful preparation.
Experience Makes a Difference
Buying real estate involves much more than finding the right property and agreeing on a price.
It's understanding how all the pieces of a transaction fit together, recognizing potential problems before they arise, and knowing how to negotiate terms that protect your interests.
A well-written offer isn't necessarily the highest offer. It's one that gives the buyer a strong opportunity to purchase the property while protecting their interests throughout the transaction.
Because ultimately, getting an offer accepted is only the beginning.
Getting successfully to closing is the goal.
